Should I count the emissions of building or making a leased asset?

Not required. GHG Protocol Category 8 covers the operation of assets you lease: their fuel, electricity, refrigerant and process emissions. Emissions from manufacturing or constructing those assets are optional. If you add them, use life cycle factors that include manufacturing and construction, and show them separately from operating emissions.

What Category 8 holds by default

The operating emissions of leased assets that are not already in your Scope 1 or 2: fuel burnt, electricity used, refrigerant leaks and any process emissions, for the time you held the lease. That is what a buyer or lender expects to see first.

When adding construction is worth it

What it is not

If you include it

Estimate from the materials used, such as tonnes of steel and cement, or from floor area, multiplied by cradle-to-gate or construction factors from a named life cycle database, and label it an estimate. The guidance does not say how to spread these emissions over a lease. Choose one approach, all in the first year or spread over the lease term, state it and keep it.

What Senseible does here

Senseible covers operating records: it reads electricity bills and fuel slips for leased sites. It does not estimate construction or manufacturing emissions of buildings or machines you lease.
