Does moving into an IGBC, GRIHA or LEED rated building lower our Scope 2 emissions?

Only if you end up buying fewer kWh. Scope 2 is the electricity you use times its emission factor, and a rating plaque is not part of that sum. A well-designed rated building often uses less power, so your bills and Scope 2 fall, but the reduction shows up in metered units, not in the certificate.

Why the rating itself does not count

Location-based Scope 2 is metered kWh x the grid factor. In India that factor is the CEA weighted average, 0.710 kg CO2 per kWh in version 21.0, whichever building you sit in. A rating can change the kWh. It cannot change the factor, and you cannot subtract a rating level from your total.

Design ratings and operating ratings are different

New-building certificates from IGBC, GRIHA and LEED mainly rate design and construction: envelope, glazing, HVAC efficiency, lighting and water. Actual use depends on how the building is run, occupancy and hours. Operations ratings, such as IGBC and LEED schemes for existing buildings and the BEE star label, are based on measured energy and are closer to what you will see on bills. Ask which version and which scheme the certificate is for, because each has several.

Where a rated building can move your numbers

How to check before you sign

  1. Ask for 12 months of actual energy data for the building and its EPI in kWh per square metre per year.
  2. Ask how your floor will be metered and how common area power is billed.
  3. If renewable power is offered, ask for the instrument (PPA, green tariff, RECs) and a clause giving you the attributes.

What Senseible does here

Senseible reads your electricity bills (billing period, tariff category, sanctioned load, units) and applies the CEA grid factor of 0.710 kg CO2 per kWh, CO2 Baseline Database version 21.0, for location-based Scope 2, so a move shows up as a change in billed units.
