If we lease our roof to a solar developer who sells the power elsewhere, can we claim it in Scope 2?

No. If the developer sells the power to the grid or another buyer, you neither use that electricity nor own its renewable attributes, so your Scope 2 stays exactly what your bills say. The buyer of the power or its certificates makes the claim. What you earn is lease rent.

Why location on your roof gives you no claim

Scope 2 counts electricity you consume. The GHG Protocol Scope 2 Guidance ties any renewable claim to owning the energy attribute certificate or contract for the units you use. In a roof-lease deal the panels sit on your building but the power flows through the developer's meter to someone else, and the attributes go with that sale. Two parties cannot claim the same units.

What you can and cannot say

Mixed deals need the contract read line by line

Some deals send part of the output behind your meter and export the rest. The part you take and pay for is purchased electricity from a RESCO plant: it sits in your Scope 2 and can be claimed at zero in market-based Scope 2 if the agreement gives you the attributes. The exported part is still not yours. Your bill or the developer's generation statement should show the two quantities separately.

If you want the claim

Change the deal so you buy the power with its attributes, or buy RECs or a green tariff for the units you consume. Either way, keep the agreement, the generation data and the certificates together for the year you report.

Worked example: a warehouse roof leased out

The plant's output does not enter your calculation at all.

What Senseible does here

Senseible reads your electricity bills (billing period, tariff category, sanctioned load, units) and applies the CEA grid factor of 0.710 kg CO2 per kWh, CO2 Baseline Database version 21.0, for location-based Scope 2. Net-metered units are not treated as consumption.
